Renters Rights Bill
The Renters' Rights Bill is progressing through the UK Parliament. Introduced on September 11, 2024, the bill completed its third reading in the House of Commons on January 14, 2025, and began its passage through the House of Lords on January 15. The second reading in the Lords took place on February 4. The government aims for the bill to become law and take effect over the summer of 2025. Key provisions include abolishing 'no-fault' evictions under Section 21, ending fixed-term tenancies in favour of periodic tenancies, and introducing a national landlord register. Additionally, the bill seeks to limit rent increases to once per year and prohibit landlords from demanding large amounts of rent in advance.

Leasehold and Freehold Reform Act 2024
The Leasehold and Freehold Reform Act 2024, which received Royal Assent on May 24, 2024, is in the process of being implemented. The Act introduces significant changes, including the abolition of the two-year ownership requirement before leaseholders can extend or purchase their leases, effective from January 31, 2025. Additionally, the government plans to revitalise the commonhold system as an alternative to leasehold, aiming to grant flat owners outright ownership and collective management of shared areas. However, concerns have been raised about the potential emergence of a two-tier housing market, with newer commonhold properties and older leasehold flats, potentially disadvantaging existing leaseholders. Further consultations and legislative efforts are ongoing to address these issues and ensure comprehensive reform of the leasehold system.
