Property Market: 2025 at a Glance

The property market in 2025 has not declined — it has recalibrated. An increase in available stock, combined with fewer agreed sales, shifted the balance of power toward buyers and created a more measured, selective market.

While average asking prices fell as sellers adjusted expectations, achieved sale prices rose, highlighting a clear trend: well-priced, well-presented homes continue to perform strongly. Buyers remain active and committed where value is clear, but are unwilling to overpay.
Family houses in prime locations, particularly in Hampstead Garden Suburb and key parts of Golders Green, proved the most resilient. In contrast, smaller flats and properties requiring work faced greater resistance.

Success now depends on realistic pricing, strong presentation, and a clear strategy from launch — rewarding sellers who align with today’s informed buyer.
