Ever wondered what estate agents really mean when they describe a property?
Well… we've decided it's time to reveal a few secrets.
Don't worry, we promise not to tell anyone. 😉
“Full of potential”
This can mean one of two things:
A) You could turn this into your dream home.
B) You may need a weekend, a toolbox and a very good decorator.
Either way, it's worth viewing!
“Cosy”
A lovely word.
It usually means the rooms are smaller than they look in the photographs.
But remember — clever furniture, good storage and the right layout can make a huge difference.
“Conveniently located”
You're probably close to something.
A station. A high street. A bus stop.
Possibly all three.
The trick is finding out what the “something” is!
“Popular location”
Translation:
People actually want to live here.
And if you've ever tried to find a property in a sought-after part of NW11, you'll know that good properties don't always hang around for long.
“In need of modernisation”
This is estate-agent speak for:
“Here's your chance to create exactly what you want.”
Whether that means knocking through a wall, replacing the kitchen or simply getting rid of that 1970s carpet, some buyers love the opportunity to put their own stamp on a property.
“Offers invited”
This doesn't necessarily mean the seller will accept anything that arrives in an envelope.
It means they're open to conversations.
And that's where having an experienced agent negotiating on your behalf can make a real difference.
“Viewing highly recommended”
This one is easy.
Go and see it!
You can spend hours looking at photographs online, but you can't properly judge a home until you've walked through the front door.
You might love it.
You might hate it.
Or you might discover something you never knew you were looking for.
“Chain-free”
Music to a buyer's ears.
No property to sell before you can proceed means one less potential complication in the transaction.
It doesn't guarantee a completely stress-free purchase — but it can certainly make things simpler.
“A rare opportunity”
We're not saying every property is rare.
But when the right home comes along in the right location, at the right price…it can be.

“Just have a look…”
